Who needs a fire risk assessment in Hertfordshire?
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic premises must ensure a suitable and sufficient fire risk assessment is in place and kept up to date.
Offices, warehouses, retail units, factories and restaurants all require a fire risk assessment. If you employ five or more people, it must be recorded in writing.
Landlords of HMOs have a legal duty under the Housing Act 2004 and the Fire Safety Order. Hertfordshire councils actively enforce HMO fire safety compliance.
Care homes face additional CQC requirements. Assessments must be carried out by a suitably competent, accredited assessor such as Brant Baker.
